The ABT Custom Homes Building Process
Our philosophy is that the process of building your new home should be enjoyable.  Embarking on the experience you will find that we employ top notch staff available to help you throughout the building process.  We believe that you should have experts readily accessible to guide and support you from beginning to end.  We view ourselves as your support system.  Our objective is not only to build you a top quality custom home but to serve as your partners in the process.

The Initial Interview
We like to start the process by setting up a meeting between you and our company president, Chip Iuliano.  During the meeting Chip spends time talking with you about your vision for your new home and the price range in which you would like to build.  He likes to get to know you in order to make recommendations to best fit your lifestyle. Chip will put his thirty years of experience as a home builder to work for you.

Plan Development Stage
You may have plans that you have already selected.   You could have more than one in mind that have features you would like to bring together.  We may have a plan in our extensive collection or we can design something specific to your needs.  All of these options are possible. 

We work closely with Professional Home Designer, Tim Mayfield, of Crow, Mayfield and Miller, to make adjustments to existing plans or to design your dream home.  Both Tim and Chip are intuitive about adjusting the nuances of the home to be particularly suitable to the individual.  Several meetings can ensue fine tuning the details of the plans to your specifications.   Chip will also spend time discussing the amenities that you would like to have included.  Once the plans and the specifications for your home are finalized we will provide you with a proposal for the construction.

Contract Meeting
Once the plans and specifications are finalized and the proposal is accepted we will present you with the purchase agreement along with your custom home specifications detailing all of the amenities to be included in your home.   All of the details from plumbing fixtures to floor finishes will be included as part of the contract.  As soon as the contract is signed our staff will immediately be prepared to begin the permitting process and get your home off the ground.

Orientation Meeting
Our goal is to give you a clear understanding of the selection, construction, and warranty processes.  You will be provided a copy of the ABT Homeowner’s Manual.  The manual will be a vital resource for you throughout the duration of the build.  It includes detailed documentation on the various stages of the build, vital contact information and warranty information.  After this meeting, you should have a comprehensive understanding of what to expect during and after construction.  You will be introduced to the office staff that will be available to assist you from contract to closing and beyond into the warranty period.  You will also be introduced to your superintendent who will be managing the construction of your home.

Construction Process
Our staff will guide you through the construction of your home from permitting to settlement.  Toni Jurko, our Office Administrator, will field your questions and route you to the appropriate staff to assist you with your needs.  Kathryn Wright, our Estimator and Procurer, will coordinate all of the trade partners that will work on your home.  She will also assist you in the exterior selections for your home.  Kathryn will also coordinate all materials acquisitions for your home and will track the scheduling of the build to insure your home is completed in a timely fashion.  Robin Deighan, our Operations Manger, will coordinate all accounting and legal aspects of the construction. Your seasoned superintendent will coordinate all materials and trade partners in the field and supervise the construction.  Beth Gilbert of Gilbert Interiors will assist you in your interior selections of cabinets, countertops, flooring, paint colors and lighting fixtures. Our staff is available at all times to help with any questions or concerns that may arise. 

Pre-Settlement Orientation
As your home nears completion, the last formally scheduled meeting with your superintendent will cover important information about your warranty and the completion of your home's final inspection.  Your superintendent will cover all the details on all the equipment in your home and provide you with all the operating manuals and warranty paperwork.  You will also be shown how to secure all utilities.

Closing
The Operations Manager, Robin Deighan, will assist and guide you through the closing on your home.  She will coordinate with the bank and the attorneys to insure all the necessary documentation is completed for a quick and timely closing.

Post Closing
Our Office Administrator, Toni Jurko, will coordinate all post closing warranty work on your home in a timely and thorough fashion.
